The program is very easy for someone who wants to be a home owner, but just cannot qualify for a mortgage at this time. Weather it be credit issues, or just the simple fact that you do not have a down payment. This is where we come in and help; our program is specially designed for you!

How it works
Our company will carefully go through your credit report with you, and give you the knowledge you will need to build your credit score. Now this does not happen over night, but over a short period of time if you follow the simple guidelines, and in about a year in most cases we can have your credit score improved enough to qualify for your very own home loan. At the same time we monitor your credit report and make sure you don't do anything that can hurt your score. You will develop a paper trail for all the bills you pay each month. The paper trail shows the bank that you can pay your bills on time for 12 months. The paper trail, and credit score is alot, but not everything; your biggest issue will be a down payment. In most cases it will be about 10% of the mortgage loan. Mortgage laws state that the seller can give the buyer up to a 3% gift for the down payment; and thats where we come in. We will give you the 3% (eg. 3% of $100,000 will be $3,000) to help with your down payment. You will still have to come up with another 7%; when you move into the property; you will need 3% down to get you in, and that leaves about another 4% to come up with over the next 12 months. There are a few different ways that you can come up with this amount; one way is to go by your last years tax return, and use your next years tax return. Another way would be to break down the 4% into monthly payments, and at the end of the 12 months you will have the full 10% down payment. You are going to be the one that makes the difference, we will give you all the tools you need to help along the way.

The time it takes to complete the program is based on the circumstances we will be working with going into the program.
